Little Elm Property - Looking for investor

So I have an opportunity to buy a couple of multi-family units in Indianapolis. In order to get the capital for this, I would like to sell a single family unit I have in little elm, Texas.

The little Elm property is relatively new 3bed 2bathroom , 1900 sqft, built in 2018 and is currently occupied by good tenants. The tenant will like to renew lease for at least another year after current lease expires in November. Rent is $1,850 and current market value is circa $280K.

What is the best options available to get this property sold without listing.
