I think the tenant’s request that you pay for materials is a very reasonable request. Based on your post, it seems you agreed with the tenant’s assessment of the weird layout and also acknowledge that this new door would benefit you in the future. You should have a skin in the game and pay your fair share of the project cost. Getting the work done for free and only paying for cost of material is a pretty good deal and you may be in the wrong here

So I have an opportunity to buy a couple of multi-family units in Indianapolis. In order to get the capital for this, I would like to sell a single family unit I have in little elm, Texas.

The little Elm property is relatively new 3bed 2bathroom , 1900 sqft, built in 2018 and is currently occupied by good tenants. The tenant will like to renew lease for at least another year after current lease expires in November. Rent is $1,850 and current market value is circa $280K.

What is the best options available to get this property sold without listing.

There was a fire incident at one of my multi-family units in Indianapolis causing a significant damage

I am looking for a good, reputable and reasonably priced general contractor to help with the renovation/rehab work.

Please provide recommendation for a contractor you have personally used in the Indianapolis area
