Couple deals for analysis help

Need some help as I'm not too sure about these and keep going back and forth in my mind. Do either, or both, seem worth it? Both properties are fully rehabbed (new roof, HWT, furnace, floor, plumbing, electrical, central air, bath, kitchen, etc.)

Deal 1.

C- neighborhood

Purchase: $59,900

Appraised: $74,900

Loan: $59,900

Rent: $895-$995

PITI: $488

Out of pocket to close: $4-6K

Deal 2

C+ to B- neighborhood (good school district)

Purchase: $69,900

Appraised: $80,000

Loan: $64,000

Rent: $1,045

PITI: $550

Out of pocket to close: $11-$12K
