Hello. Obviously lots of factors play into this (market, debt service, etc.). That said, I still see people doing BRRRR deals now...albeit not as many. Personally, my strategy (in the midwest) has changed over the past few years and BRRRR hasn't been the go-to approach as much. In fact, I recently wrapped up a BRRR (minus the "Refi" part). That said, if I was to refi it, I would have only needed about 62% LTV to recoup 100% of expenses (and it would still generate $262/mo in cashflow). But...that was the only solid BRRRR-ish deal I saw like that in all of 2024. You just got to have a hunter mentality. The deals are out there...Wishing you the best of luck!

I live solely off my rental income so it's definitely not a myth ;)

In the Midwest, I've found demand and prices have been way up...but tenant 'craziness' has also been way up.

I'd prefer LVP, but that certainly wouldn't be an issue for me if my overall numbers/returns on the deal met my criteria. Hell, having laminate is better than having carpet carpet imo (assuming good quality of course).

Correct, sorry I was asking for my own knowledge and not necessarily the OP's. Also, asking under the assumption the Second Cause/Writ was signed off on from the court. In those instances, what is the next step you usually take for filing with collections?

Can a landlord report a tenant to collections on their own?...or do they need to use a company? What is the average cost of reporting to collections?

Decided to move forward with purchase. (Not sure if I'll flip or keep as a rental). Plaster is in good shape and comps are actually 135-140K. Rent would be 1295-1395/mo.

Hello,

None of my deeds are Survivorship, however I want to make sure my family is taken care of whenever my time is up on this Earth! I can change the deeds for I think $35-$40 each, but was wondering if instead, I could just transfer my company/LLC to somebody via Will. Is that even possible?
