@Brittany Guimond

In the Midwest, I've found demand and prices have been way up...but tenant 'craziness' has also been way up.

@Albert Johnson

Would not add him...but the reality is he'll still be there often enough to basically live there.

@Pradeep Roy

I'd prefer LVP, but that certainly wouldn't be an issue for me if my overall numbers/returns on the deal met my criteria. Hell, having laminate is better than having carpet carpet imo (assuming good quality of course).

@Nathan Gesner

Correct, sorry I was asking for my own knowledge and not necessarily the OP's. Also, asking under the assumption the Second Cause/Writ was signed off on from the court. In those instances, what is the next step you usually take for filing with collections?

@Nathan Gesner

Can a landlord report a tenant to collections on their own?...or do they need to use a company? What is the average cost of reporting to collections?

Post: Horse hair plaster and lathe. Is it worth purchase?

Decided to move forward with purchase. (Not sure if I'll flip or keep as a rental). Plaster is in good shape and comps are actually 135-140K. Rent would be 1295-1395/mo.

Appreciate everyone's help!

Hello,

None of my deeds are Survivorship, however I want to make sure my family is taken care of whenever my time is up on this Earth! I can change the deeds for I think $35-$40 each, but was wondering if instead, I could just transfer my company/LLC to somebody via Will. Is that even possible?

@David Bunch

If you're just getting started, manage them yourself. You'll learn so much and then know what to look for if you ever decide to hire a pM company.

Personally, I have my tenants text me directly. I also know some folks who have over 100 doors and still self manage...and others who use submission forms through software like Appfolio.

Frequency and cost depends on many factors however it seems I get more requests than usually right around the 1st of the month when rent is due :)

Post: Is it better to have two private loans or a HML and private loan?

Quote from @Saleem Choudry:

I'm looking to invest in multi unit properties for long-term buy and hold and would need help financing. I'm hoping to get it 100% financed, but I know lenders have a maximum LTV which I think can possibly be between 60-80%. However, I would need to somehow come up with the remaining 20-40%. I was wondering if it would be better to do two private loans or one HML (first position) and a private loan (2nd position)

thank you for your help!

You'll probably get a lot of different responses here, but my opinion is, I never like being 100% leveraged. Some of the guru's talk and talk about no money down, yadda yadda, but that's just not the norm from what I've seen. Can it work though, yes, but have some skin in the game. Your financing should be based on your goals as well as your cashflow (after paying the mortgages, repairs, vacancies, etc.) HML are usually shorter term loans as well.

Quote from @Joe Spinelli:

Hello!  I run a real estate meetup in Frederick, Maryland and are looking for people to be interviewed by us in front of our investor group (~30-40 people).

Hi Joe, it might help narrow things down for you if you noted what the ideal person looks like that you'd interview (flipper? BRRRR'r, HML's, etc). Also, local only? Just a thought :)
