I’m curious as to how an investor would know how to be aware of “up and coming” areas within a specific market? What are some things to on the lookout for? Who are the people to talk to?

Coffee shops where coffee is called something other than coffee

Trader Joe's

Whole Foods

Lots of cycling and/or bike lanes

Big/obnoxious glasses (non-prescription in many cases)

Wine and tea shops or bars

iPhones and thrift clothes

Facial hair (even if it's splotchy...maybe preferable)

Slightly pornographic art
