Good afternoon everyone!

I wanted to reach out for some advice on how to find off market deals in the LA area. Particularly 4-plex units as house hacking is something I’m learning about very diligently.

Hey BP family,

There’s something on my mind that I thought I had a grasp on but, seems like I don’t.

If I’m working with a PML. Say he or she wants me to bring 15% to the table and they’ll finance the rest. Does that mean they’re providing me with the rest of the funds in cash to buy an asset? How exactly does this process work?

I’m curious as to how an investor would know how to be aware of “up and coming” areas within a specific market? What are some things to on the lookout for? Who are the people to talk to?

@Chris Mason would they be aware if I’m opening these lines of credit all within the same day or within a few days?
