I’ve been looking for a spreadsheet to track all tasks during a rehab, the method of measurement and the price of labor. So for example one line item under flooring could be: laminate flooring ~$3 per sqft, labor is $$ per hour. 

Of course the pricings will need to be determined by local contractors. This will allow me to learn about how certain tasks are billed, how to negotiate with contractors and allow me to better budget for rehabs.

Not sure if anyone has listened to the Podcast Episode 338 with James Dainard but he mentioned he’s doing this with his team out in Washington State. I posted a similar question in another forum a few weeks back but got no replies.

@Seth Ferguson so you say laminate/pvc flooring stands up better than hardwood, does it drastically affect the value of any of your properties. Im asking while keeping the apraisal on the house in mind

Looking for some advice for a rehab I'm about to have underway for a BRRRR (Buy Rehab Rent Refi Repeat).

For those doing buy & holds what do like to use for flooring? Tile vs Hardwood vs Vinyl. Trying to keep it budget friendly while still maximizing value. This is what I’m thinking

Bedrooms: Carpet

Basement: Tiles ( I figure if any water leaks down there its easy maintenance)

Kitchen: Tiles

Living/Dining Room/Stairs:Hardwood

I'm looking for a really good rehab spreadsheet to have my contractor enter all the measurements, labor costs and material

costs during a walkthrough.

My goal is to be able to hand this off to the next contractor and have them give me quotes without them needing to

walk the property. So it needs to be organized but thorough.

Anyone else doing this and have a good system?

I have an inspection clause and a 7 day walk through rescission in my contract to give myself the ability to put offers in on properties unseen and to provide me a way out of the contract if my contactor doesn’t sign off. Approaching it like this, I figure there will be plenty of properties that i come across that won’t pass the smell test when i do the walkthrough with my contractor and inspector costing me a lot of money on the inspection itself.

Do you guys think the inspection clause is necessary seeing that i want to buy the property as is? The inspection is soley for my own knowledge. Also do you guys inspect your property before purchasing them? If not when you do get the inspection done? I'm trying to BRRRR them.
