portfolio of multi fam with 15 doors, vs apartment of 15?

Theoretically, would you buy a portfolio of 4 Multi family houses with 15 doors, or would you get an apartment building with 15 units?

Obviously there's a lot of economies of scale with 15 units in a single place. The cost of replacing 4 roofs versus one.

But you also have perhaps ease of liquidity of selling off multi-family homes one at a time. Is that the only benefit? 

I also see some difficulty in opening 5 loans at the same time with the multi family route. Any have suggestions on how to approach the bank of such a portfolio?

Any other thoughts?

15 units under one roof, much easier to manager, easier to maintain, and will easier to finance. You are doing due diligence on one building 4's multiple others. Most likely a better business plan

However, sometimes there are great portfolio packages out there with great quality houses. Depends on the deal so i wouldn't scratch it. It's just going to be more challenging figuring out what type of returns you are getting and how much time is needed to get things going.
