BRRRR - Full Deal Package

Hey All - Thoughts needed please!

I am a fellow BRRRR strategy investor, having applied all I have learned from the Biggerpockets community on the topic to do many successful deals of my own. I am also head of legal for a real estate investment firm with over $80M in completed transactions, having 10 years of deal related experience under my belt. I know real estate.

In an effort to combine my BRRRR investment experience with my legal background, I have created a "BRRRR Deal Package" that consists of the following materials for any fellow BRRRR investor that is only lacking the legal framework that they need to be executing more deals, all customizable for your particular deal. Lead the negotiations with sellers and your contracts, agents, lenders and property managers knowing all the terms you need to be protected are already in the documents you will have in your back pocket with this package.

1. Property management contract: Includes provisions for scaling fees based on deal volume and many other techniques promoted in the BiggerPockets community.
2. Lease agreement: Includes terms needed to ensure that your rents increase with each lease renewal.
3. Contractor agreement: Includes bonus payments and penalty fees for late work to help hold your contractors accountable.
4. Contractor Scope of work document - give this to your contractor when asking for your bid so that all your bids are itemized and can be compared apples to apples.
5. Deal analysis document: spreadsheet you can use to plug and play prospective deals to analyze ROI, ROE, cash flows, refinance values and all you need to make wise BRRRR Investments.
6. Lender Comparison Checklist: the checklist you need to compare lending terms apples to apples when preparing for your refinance.
7. Additional document checklist (w samples): list of the documents and materials you need to legally form, run and maintain your investment business.
