@Evan Polaski  All this and you keep going though right?  

"When is the last time you rented versus owned?" - Why do you think that is worth asking?  I guess my thought would be that homeowners generally are better when it comes to knowing that a property is something they have to care for, so I am surprised that you have had people who may have had a mind flip from knowing to care for a property to being a renter that is indifferent or worse.  Seems like a crazy reversal, unless they were a negligent homeowner also.

@Kenneth Garrett This is great stuff. I particularly agree with you on rehabbing projects, BRRRR or otherwise, in a manner that brings in the best options for tenants and allows you to be selective as to who you pick. How long have you been investing and how long will you continue to self-manage before you will feel comfortable turning things over to a PM?

What are some unexpected issues you guys have come across in your investing either with tenants, property managers or contractors that you really wish you could have anticipated but that caught you off guard on a project?  Any uncommon unknowns we do not all always think about?

@Tim Sipowicz we have some good free template docs you can use over on our site for demonstrating the terms for the partnership and the financials and plans for the project.  Help yourself. I can also chat more about my experience with these kinds of things and the terms I would expect to see if you would like.

@Tim Sipowicz What are you going to propose in terms of how your partnership will look? One other note on BRRRR too, along with the exit strategy discussion above, is to also have flexibility in timelines. Make sure that the project works for you even if the refinance takes longer than the usual six-month period. Make sure you are not locked in to selling the property in a set time period on the back end in case there are changes in the market. Happy to chat more about all this.
