First deal home owner contact help

So my neighbor moved was evcited / who knows. I was going to contact them for a possible wholesale deal. Problem is the home owner on record isn't my neighbor I can see the deed was transfered to someone else a few years back. she was the previous deed owner. I found the new deed owner in the obituary he died two years ago. Who should I call her? His wife? Look for more resources on who can actually sell the house? Any suggestions on a script would be great?
