Arizona Real Estate: Sold $5,000 over List Price!

The AZ Market continues to stay HOT! With 1.3 months inventory it is still considered a "Seller's Market" but rents and sales prices have consistently increase for the past 5 years!
I recently sold a home for $5,000 over list price in 4 days - which is even better is that my client lived there for 2 years and the property appreciated +40K!
I personally did a cash out refinance and lowered my rate from 5.75% to 4.875% along with +20K cash in hand.
