Does Marketing Really Work

Just wondering if all the marketing really works. I read so many articles about how you should be using bandit signs, yellow letters, mailers, NOD lists, News paper ads, recorded messages and so on.

Do these methods work in this day and age with so much competition out there to find deals in southern cali. Is any one out there actually doing this that is willing to share that it works for them.

My wife just got her RE license and i have MLS Access now with a supra key. Just to let you know my wife's a school teacher not a realtor, so that's how serious we are about investing.

Searching for deals on the MLS has been working but i guess im just sick of so much competition im looking to go in a new direction and just wondered if the marketing works for any one. Thanks for your time have a good one.

The key with mailings is finding out they need help BEFORE everyone else and locking up the deal.

If you wait until people get the lists everyone is sending them crap at that point and many owners given up by then or get confused by all the crap sent to them.

In my area mailers work GREAT.I do them because they cost money and nobody else does them.I made 31,000 on a commercial short sale I listed and sold from a 48 cent letter I sent out.Figure out the ROI on that !

The people that don't have a nickel to their name do social media to find properties because it's free and just takes time but so does everyone else.

There is a bunch of sellers who are up in years that there only form of communication is getting the mail.They have not or DO NOT want to adopt to today's technology.

So there is gold in that because these property owners will not be on the internet or do social media.

So I believe heavily in mailings but it is about timing,the message,and marketing to the correct target audience.
