Newbie found a GREAT lead

Good Day 

I've been Networking and came across a landlord that is ready to get rid of some properties.

I'm new to this, but I really want to dive in and get my feet wet. The landlord wants nothing to do with these units.

I'm looking for any strategies that will help me acquire these units with little or no money out of pocket. I'm waiting on the numbers and pictures of the units, I want to be proactive and have a plan before our next meeting.

I'd wait for the numbers. If after running them and everything works for you, then talk about possible seller financing options.

Also, keep in mind, there's a reason the seller doesn't want anything to do with them. Try to uncover that reason. You don't want to get stuck with someone else's problem(s).
