Anybody with fountain square knowledge

I recently received a list of property's from my realtor. There all priced around the 40-50k range give or take. All rented out for what appears way under value.

Now here is where I need advice. I know the area Is coming up with high end flips, new house and what have you. All of these houses that are on the list are on the small side 1000sq and under (except for one that comes in at 1500sq). Is there any value here with out tearing down or huge addons?
