Should I do a 1031 exchange ?

I purchased a couple rental properties back in 2012 when the market crashed . I've been thinking about selling and doing a 1031 exchange for a like kind property.  I would then refi and purchase another property . My question is would there be a better way or more advanced way of selling and benefiting to not pay capital gains ?

@Rodney Hunter, more advanced than a 1031? No, I think that's about as good as it gets. One of the best QIs is right down I-4 from you. Hit up @Dave Foster. Also realize you're deferring, not avoiding the capital gains taxes...at least until you die.
