First Multi-Plex Purchase: How to put my best foot Forward?

Hello to all!

So an exciting opportunity has arisen and I want to jump on it asap! A 22 Unit Multi-Family has come on the market in my area. It is fully leased up. Great location close to the river in Cambridge MA. More information is provided upon request from the Realtor.

I am a new Real Estate Investor so I want to make sure that I put my best foot forward. I want to make an offer on it. I also want to have all my ducks in a row to show that I am serious about purchasing the property. 

BP Community what would your first steps be to show you are a serious contender? 

I have set up meetings with Mortgage Officers to get more information on the process on funding commercial properties including my own research. My next course of action was getting in touch with the Realtor marketing the property and get as much information as possible and set up a network contact and perhaps even get close to the seller. 

If anything I hope to gain more knowledge in dealing with the large $10 mil plus transactions so I can develop confidence and comfort going forward. Any help you can give would be greatly appreciated. Thanks everyone!
