Apologies Ramada. At the time when I used this platform, it seemed limited. You would have to pay for more services to get full use of the product. I have been using Propstream for over 6 months now and I find it very useful in creating lists and searching for off-market deals.

@ CJ Mathieu I have yet to find a local mentor in the Mass area. I am learning from a few people remotely. So far they are great sources of information.

It is very limiting for the $99/mo paid. In order to get the full use out of it, you would need to purchase the higher monthly plan. It limits the amount of properties you can search for and in what areas as well. Other than that it was relatively simple to use I had no issues with the functionality of it. You don't have access to certain needs less you pay for them. So in conclusion you have to pay the $300/month to have access to the full suite. For me I would rather spend that money on a mentor with a proven system that is where I have shifted my focus. Hope that helps.

I just started flipster basic. To get a feel for it. I will update my findings as I go along and give a full summary of my experience after a month. Wish me luck!

Hello to all,

So you see the situation in the description. The seller is older and not aware of the possibilities of the property and doesn't want to deal with rehabbing. My idea is since the Owner has close to 100% equity in the property they could refinance to get the money to rehab the property and get it rented at the market rate. I would arrange for my company to manage the whole rehab (contracts to be used of course) and furnish the property. After the property has been rehabbed and able to be rented my company would rent the property from the Owner. The lease would allow me to rent the property out short term and do AirBnB collect the additional income after expenses are paid. What do you think about this strategy?

Hello to all!

So an exciting opportunity has arisen and I want to jump on it asap! A 22 Unit Multi-Family has come on the market in my area. It is fully leased up. Great location close to the river in Cambridge MA. More information is provided upon request from the Realtor.

I am a new Real Estate Investor so I want to make sure that I put my best foot forward. I want to make an offer on it. I also want to have all my ducks in a row to show that I am serious about purchasing the property. 

BP Community what would your first steps be to show you are a serious contender? 

I have set up meetings with Mortgage Officers to get more information on the process on funding commercial properties including my own research. My next course of action was getting in touch with the Realtor marketing the property and get as much information as possible and set up a network contact and perhaps even get close to the seller. 

If anything I hope to gain more knowledge in dealing with the large $10 mil plus transactions so I can develop confidence and comfort going forward. Any help you can give would be greatly appreciated. Thanks everyone!

Thank you Nick I appreciate the feed back. The submissions continue. My goal every week is submit at least 10 deals. So far I am achieving it. Just wasn't sure if it was the POF template that I was using that was sending the wrong message or not.
