Contacting tenant before purchase

I went to look at a potential rental today with a wholesaler in a group showing. I spoke a little with the current tenant, I was a little hesitant to ask him questions. Is it okay to ask the current tenant questions or contact them after the showing?

Also the wholesaler mentioned that the tenant was happy and wanted to stay. When I spoke to the tenant. He said he was looking to buy or rent in a rural area and wanted to leave. The tenant is m2m. That brings me to my next question. Is it okay for me to reach out to the tenant if I have a property that I think would fit his needs? Can I get some clarification on the proper etiquette.
