What would you do with Idle Equity

Lets suppose you have a property that will be fully paid in 5 years with ~150K equity today. Cash flow for rent is positive now. 

So what would you do? 

Would you wait 5 years and and 1031 exchange it for another property?, would you sit on the positive 100% positive cashflow in 5 years or refi now take cash out buy another place?

I personally feel I have a big opportunity cost with the equity sitting idle but the location and the rents are great. I would appreciate any words of wisdom.
