We are looking for an attorney familiar with Creative Financing, i.e subject to, Seller financing, Lease to Own, Lease purchase etc.. any recommendations would be greatly appreciated.

hi @Account Closed We have actually made two offers so far using seller financing and creative financing. Neither was accepted, but we got good lessons so far. The goal is to offer zero down turn them into Lease to own to exit within 3 years. 

I think seller financing with a lease to own exit strategy is a great solution where everyone wins.  What is your approach to seller financing?

Poll: How are many of you organizing your portfolios? (we currently have several single door properties in VA, 2 in PA and looking to start getting into larger 5-20 door apartment buildings in another state)

Do you use multiple LLC's for each property? One LLC per state to hold all in that state? Series LLC's? Something else?

An attorney mentioned to me that there is a lot of grey/uncertain/unknown areas around the newer Series LLC's.

Lastly, what's the legal way to encourage your tenants to have their own renters insurance?

Good morning - 

We are thinking to start a direct mailing campaign. We want to target smaller apartment buildings 5-20 doors, out-of-state/absentee type owners that may be thinking of selling. Does anyone know where I can go to find access to fresh lists for this type of research?
