Stand alone mobile homes

I know mobile homes will depreciate over time unlike stick built houses but there are people that invest in mobile home parks (Brandon Turner) and have been successful. Has anyone had success with stand alone mobile homes that are in rural areas? What are the dos and donts? Any good podcasts on this topic? I doubt you will be able to finance these since the bank probably does not want them as collateral. Any and all help is much appreciated! TIA
