Born and raised in Cullman and very active investing there. Hard to find off market deals for me right now but would love to meet and network. Im looking to move to Huntsville as Ive pretty much offered on everything available in Cullman. Are there any REI meetups in Cullman that I dont know about?When is the next Huntsville meetup? If you had to choose one MF syndicator to drop $100k with, who would it be and why?? I would look for principle protection as well as IRR for the main factors for me. Let me know your thoughts please!

Hey guys I am looking to do a cash out refi on a house I have free and clear in Alabama. I need a lender that can do a long term fixed rate in either my LLC or do a no doc loan in my personal name. (My DTI is destroyed due to co-buying an expensive beach house as an investment property). I would prefer to stay below 6% rate if possible.

Excellent. Thanks for the input guys! I think I am going to just let them do their thing and get some before and after pics to make sure they are doing what they said they would do. Also thinking about replacing vinyl tile of some sort in place of carpet. I expect this to be slightly more than carpet. I am correct in assuming this?

This is a quote that I got from my property manager that is Indianapolis. I typically buy B or B+ to prevent major rehabs but this is a C- property. The house just has a couple couches and empty liquor bottles to trash out as far as I know. House is a 3/1 with 1150 square feet. Does this quote look reasonable or am I getting taken advantage of? Thanks!

I have an 8 plex that I pay the water on every month. It is a C or C- neighborhood with $550 gross rent per unit. What would it cost me to sub meter it? Is there a cheap and effective way to accomplish getting my tenants to pay their own water? I think I heard on one podcast that you can cut a hole in the sheetrock inside the unit and apply some type of small unit to get this done but cant find the podcast. Water bill is roughly $400 per month and would increase my NOI significantly. Any help would be appreciated! TIA
