Deal or No Deal for buy and hold

Hey BP !

So I have this lead that came in yesterday from my Direct Mail Campaign. BTW I AM NEW TO REI

Never done a deal.

The owner lives out of state, the property she wants to sell is a two family home 3B2B, paid in full, and currently has tenants in it.

She’s asking for $360K 😳 I searched online and houses in that neighborhood go for $250k-$300k.

How can I negotiate this deal so she can lower her offer ?

@Raul R. You sound like a very good negotiator lol I need to learn how to become a good one.

I get stuck with asking the right questions, I don’t want to sound to eager since I am new and learning and I also don’t want to push them away asking to much questions.
