Hey BP Family,

I need a little help with my situation. 

I contacted a FSBO and looked at the property.

ARV is (apprx) $215k, he is asking for $138k, owes $125k, property needs about $40k in repairs, the neighborhood is a C+, his current mortgage is $1,400/month, and the rents can go from $1,500-$1,800.

I told him he may qualify for our LAP Program (subject to) at the $125k that he currently owes. Would anyone give me any advice on what else to look for, or if this would be a good deal.

Hello BP!

I need some advice...

I’m looking into properties out of my area (5 hours away from me) I have a full time job thus preventing me from actually going to see the property.

I’ve contacted some contractors (yelp, and homeadvisors) to give me some quotes on how much the rehab would be. (Still waiting for reply)

Aside from online sites where else do you recommend I look for other contractors? How do I work with and manage these contractors if I won’t be able to actually be there to meet them or pass by to see their progress??

@Raul R. You sound like a very good negotiator lol I need to learn how to become a good one.

I get stuck with asking the right questions, I don’t want to sound to eager since I am new and learning and I also don’t want to push them away asking to much questions.
