Tennessee investment interest

I have been doing a lot of research on housing around NYC (which is where i currently live) and find that the cost to enter real estate investing is too high. I recently stumbled upon Nashville, Tennessee and the pricing looks about right (between 90-150k). I would love to be an out of state investor but I don’t know things such as closing costs and property taxes. Any advice on how to get started in Nashville?
