Investment Info:

Small multi-family (2-4 units) buy & hold investment in Cleveland.

Purchase price: $125,000
Cash invested: $50,000

My first out of state deal turned out to be a success. We made some mistakes along the way but it all worked out to a 10% Coc Return! From managing agents, lenders, contractors and property managers out of state, the core 4 really helped me be successful in this first deal. Looking forward to buying the second one!

Hello BP, I wanted to see if anyone could recommend a good General Contractor that is specifically registered to do business in Shaker Heights OH. I know that shaker heights is more strict in regards to POS violations, permits, etc. Someone who has worked in shaker heights previously is a plus!

Hello BP. I made an offer on a home in Shaker Heights, Ohio and we got it accepted. We just had the inspection and are currently waiting on the POS inspection from the city. How would you guys recommend I estimate rehab on this home based on the inspections? This home is for rental property purposes. Do I need to consult a contractor? Is there a quick way I can do this, are there certain items that are more expensive than others? I am a current out of state investor investing in Cleveland!

Hello BP, I wanted to ask about how to go about a minor rehab in a potential Cleveland out of state investment. I do not know where to start. Do I talk to the contractor and he takes care of what needs to be done in regards to the rehabbing? Do they generally tell you what should go in the house or do you need at third party to try to get ideas on the rehab. HELP

Hello BP, I have a question regarding real estate in Colombia. Does anyone know how to get the profits transferred from Colombia to the US? Me and my brother recently inherited real estate from there and were wondering on how to use the money for investments in the US. I know I have to pay a tax for the transfer but does anyone know how it actually works? Thank you!

@Michael Baker it is a legal 2 family. But my father built a wall to separate the downstairs first unit without notifying the city. I want to see if there is a way to legalize the third one. Or is it even necessary. Then i would like to meter both bottom units after they are legalized in order to maximiZe profits.
