Look for realtor investors in Southern California to get advise from

Hello my name is Juan Carlos Garcia im looking to fine my first rental property witch I will be a first time home buyer but I’m having a really hard time trying to fine good deals out in corona, riverside, Moreno Valley, Perris and Beaumont California. The only way I see making cash flow is fining a property that is around 200k to 300k with a 20% down. the areas that I’m looking at are around class C and B, price are high they start anywhere from 300k and up (typical California prices).I was wondering if there is any realtor investor out here in those areas I would really appreciate if you could give me some tips and how to go about this. I would even take someone out to lunch so they could show me the ways to go.
