South Carolina Tax deed and surviving liens

In South Carolina, when you buy property from teh County at a tax auction and get a tax deed from the County, and there is an HOA, but there is no HOA lien on file, is the property still subject to liens for prior HOA fees?

Also, are liens filed by utility companies wiped clean by the tax sale?

Appreciate the comments as I found very little on line so far.

John,

I have never seen a utility company lien is SC. I think that may be a northern thing.

I believe the issuing if a tax deed is like a foreclosure and would wipe out a filed HOA lien. Since they didn't even file a lien I would contact them first and explain you bought the property at a tax lien foreclosure and say that you would like to start paying the HOA dues going forward as the nee owner. Right or wrong they probably won't know either and will accept that you know what your talking about.

What county is this in?

If you have any other questions about SC tax liens let me know. I have been investing in them for over 10 years and the bulk of my rental portfolio is owned with a tax deed.
