What does a "investor friendly title company" mean to you??

Completely out of curiosity, I am wondering what it means to you to find an "investor friendly" title company.  Is your expectation that the title company will be able to do double closings?  Assignments?  Clean up legal issues?  

Or, in addition to that, do you often find yourself wanting your title company to do preliminary curative work, provide legal advice from an attorney, or run title searches before you have an executed contract?  

Full disclosure, I work for one here in Houston, and yes I'd like to work with investors more often than I do.  We mostly focus on the realtor / retail side of the industry, however like I said I want to also be a service for investors.  While I'd like the business I am also just curious for the sake of  conversation.  Thanks in advance.
