Need help on owner financing offer

Need a help again from BP smart investors. I am interested in this 4 units property, asking price is 380K. I used the BP rental property calculator, fund out if 12% ROI, teh purchasing price must be 330k. Currently the property collect $3k monthly rental income. I wont be qualified for the loan if I am going to buy thru the bank. So I am thinking using owner fianance option. However I need a help to calculable how does it work? Such as what is teh ideal offer? I am learning from BP everyday from people's comments, hopefully someone can help me on this one too. Any input is appreciated! Ashley
