Purchasing an appartment vs a house

I am considering purchasing property for the first time. I want something to live in and probably rent out in the future. I don't have a lot of money for a down payment right now but property is decently priced in my area.

So my question is: should I purchase an appartment or a house?

My thoughts for pros and cons

House

More potential for forced appreciation

More expensive

More maintenance

Appartment

Cheaper up front

Not a lot of potential for forced appreciation

Less maintenance
