Hello!

I am a new investor and am actively looking for a property to purchase in the next six months. After running my numbers, it seems that I may end up buying an appartment/condo.

So my question is what are some good ways to increase value on a condo?

I figure below are some good options

New paint

Rehab kitchen

New flooring

I know there aren't as many options as a house of some kind but are there some options I'm not thinking of?

I am considering purchasing property for the first time. I want something to live in and probably rent out in the future. I don't have a lot of money for a down payment right now but property is decently priced in my area.

So my question is: should I purchase an appartment or a house?

My thoughts for pros and cons

House

More potential for forced appreciation

More expensive

More maintenance

Appartment

Cheaper up front

Not a lot of potential for forced appreciation

Less maintenance

So I am 26 and am considering moving to Des Moines, Iowa from Iowa City, Iowa. I would like to purchase a place to live. I am hoping to buy a duplex. Live in one unit and rent out the other. I have 4k saved currently and plan to continue to saving over the course of the next year. Does anyone have any general thoughts on this rough game plan or words of advice for a newer investor?
