Self listing vs. Realtor

I'm looking to sell my duplex in Bethel, CT and have a target amount or proceeds that I want to walk away with. To achieve this target amount using a realtor, I would have to mark up the price a bit to help compensate for the 5-6% commission. However, I'm interested in not using a realtor and self-listing to achieve two objectives: 1) realize targeted proceeds and 2) relatively quick sale.

I think that by not having a realtor I can keep the price lower and therefore attract more potential buyers and/or speed up a sale, all while achieving my financial target. Sort of a win-win (except for realtor) in that the buyer gets a lower price and I hit my target.

I wanted to get the BP community's thoughts on a few things:

- pros/cons of self listing

- best places to self list/promote the property

- anything else I'm missing?
