Would be great if we can get a meetup together for Danbury area!

I'm looking to sell my duplex in Bethel, CT and have a target amount or proceeds that I want to walk away with. To achieve this target amount using a realtor, I would have to mark up the price a bit to help compensate for the 5-6% commission. However, I'm interested in not using a realtor and self-listing to achieve two objectives: 1) realize targeted proceeds and 2) relatively quick sale.

I think that by not having a realtor I can keep the price lower and therefore attract more potential buyers and/or speed up a sale, all while achieving my financial target. Sort of a win-win (except for realtor) in that the buyer gets a lower price and I hit my target.

I wanted to get the BP community's thoughts on a few things:

- pros/cons of self listing

- best places to self list/promote the property

- anything else I'm missing?

 Good luck with your search. There are a lot more listings in Danbury given the size of the city, but it's probably worth waiting for something to pop up in Bethel.

 Thanks, Ned. That's a good point. Just want to make sure I'm thinking of all the options out there in case I need to get creative. I'm assuming a sale would likely be a "plain vanilla" sale

 Yes, I have a mortgage but was thinking of taking back a note at sale so buyer has 1st mortgage with bank and a note with me. The note would be for a significant amount less than the mortgage, but enough to help with down payment

I'm interested in potentially selling my duplex in Bethel, CT and was curious on deal/financing alternatives.

The property would be great for a house hacker, as there is a solid anchor tenant in place in one of the units. Just curious deal structures would interest this type of buyer/investor. For example, is offering seller financing to lower their mortgage/down payment a good way to attract buyers? 

I like Bethel CT since it has a nice downtown area and there are plenty of properties within walking distance to all the shops and restaurants. Plus the school district is pretty good. 

Full disclosure, I have a duplex near downtown Bethel and have no complaints about the town or location. I'm looking to trade up soon and would like to stick to Bethel on the next property
