4plex for sale by owner or list by agent?

Decided to sell my quadplex in Murfreesboro Tennessee. It's a 2015 built, we bought it from the builder / developer. The same developer agent listed / sold 5 same 4plex like ours in the same development: 3 sold last year for $440k, 1 is under contract, 1 is still on the market listed for $450k. They are older building by 1-4 years. 

Should I go with for sell by owner or list by agent? 

I've done for sell for owner for SFH in the past.

I'd do it myself for a while, especially occupied multi-fam. I require an LOI or agreement on terms +POF before I let anyone under the sun (including curious agents) from bothering my tenants for showings every day of the week.
