Thank you, Kyle! The tenant is trying to "make" the puppy an ESA, with a letter from his Licensed Clinical Social Worker (but with a gmail account). in the letter, it recommended him to "make compliant to HUD".

This is a house as our primary home that we had to rent out. The articles are very informative.

Our current tenant just send us a request to bring a puppy to the rental unit, which was listed and rented as no dog & cat house. Any advise to avoid have a dog (especially a puppy) to our home?

What's the qualifications / requirement to become a professional property managers in the State of TN? Do I have to get a realtor license? Since we have been self-managing, I'm planning to scale it by offering the property management services to others. Thanks!

Decided to sell my quadplex in Murfreesboro Tennessee. It's a 2015 built, we bought it from the builder / developer. The same developer agent listed / sold 5 same 4plex like ours in the same development: 3 sold last year for $440k, 1 is under contract, 1 is still on the market listed for $450k. They are older building by 1-4 years. 

Should I go with for sell by owner or list by agent? 

I've done for sell for owner for SFH in the past.

Depends on the location of the SFH...we have SFHs in a more urban area. The tenants are young professionals doing house share. We are watching closely on these lux apartment buildings in downtown. Expecting some impact...

Hello, we are considering to sell a 2016 built Qualplex (2BR1.5BA each) in Murfressboro TN. All four units are tenant occupied. Like to do a For Sale by Owner, any advice welcome? What's the common practice for tenant notification of the sale? What cost should I budget for e.g. real estate contracts, closing agency (title company)?

We sold our vacant SFH investment in Michigan via For Sale by Owner last year.
