Quit claim deed question
I’m considering buying a small vacant lot that came my way from some direct mail. The seller already has it listed with a realtor. ls it possible to buy with a quit claim deed when a seller is selling through a real estate agent?

@Mike H. I wasn't implying that was your intent, just an option.
To me it seems the lien has to be paid at some point, so why not just pay it on the front end? Title insurance for a property at that price point has to be extremely cheap. It seems worth it, it's always possible there's another lien on the property that no one is aware of yet. Without title insurance this could come back to bite you. It seems like an unnecessary risk for very little, if any, reward.
