There are very little to no comps. Now what?

None of my list of motivated sellers have good reliable comps. Everyday I go through my list of motivated seller leads looking for a deal. No matter what location I am searching for. I can only find zero comps that match subject property after I filtered my search to match closely to subject property. Sometimes the most I find are 2 comps. What am I supposed to do when all of the properties I  search for have 1 to 2 comps?
