Out of state investor inquiring about areas in Cleveland, Ohio

Hello,

I'm interested in purchasing a property in Cleveland, Ohio and currently I've been inquiring about some properties located in the 44120 zip code. However I am an out of state investor and have not seen the area yet. Can someone give some insight to as if this is part of town is a war zone? I see that the area is rated C- overall.
