need help to calc the offering price

need some help on offering price. a extremely distress house, asking price 99k. the ARV will be 180k-200k. the rehab cost I think will be 120k, including doing a brand new roof, removing the black mold thru the entire house ( roof damage), minor foundation problem, potential basement reno, bathroom reno, kitchen reno. pretty much except the structure of the house MAY stay, all the "flesh" need to be gone. so I thought it might take 120k, could be more. this is the first deal I spot, and the investor here are crazy, so I might not have a chance to negotiate. however I do want to know what's the bottom line, so I wont blindly jump into it and get myself in trouble.
