S Corporation & Refinancing

I am forming an S-Corporation for my company and am a real estate agent. I have two questions about using the EIN number to obtain debt financing for the purchase of properties. Can you accomplish it with just using your EIN and not having to personally guarantee the loan and can  you refinance the loan using your corporation's credentials and not your personal credentials?
