Gift of equity, im a 1st time home buyer buying my parents house

Hello, my name is Omar. Im 23 years old and im buying my 1st house to live in. I want to get into real estate investing but i need advice on starting and on having a strategy. Im buying my parents house with gift of equity. The house is worth about 130k and im buying it for 100k. With the 30k left i will pay closing costs and whatever is left use it for down payment of 20%. Is this a good way to start or is there a better strategy. Later on I would want to  buy a 2nd, 3rd house and so on...  but i need advice on how to start.  Thanks
