Looking to hear your experience

I am looking to get into my first unit which happens to be a duplex. The Asking price is $79500 and the units are currently renting for $550 and $375. I am looking to put 20% down on the property. I have analyzed the deal and am seeing that I can make this unit cash flow roughly $200 a month however I am wondering what your experiences are with renting in this price range. My gut feel is that it may be more of a hassle then it is worth with renters of this caliber. I'm thinking that in this price range I may be needing to track down rent more months than I am not.
