My wife is not sold on real estate investing yet for a few reasons. She does not want to get invested and then something happen to me and she needs to be come landlord and she doesn't see the bigger picture. Tax deductions, long term wealth and monthly cashflow. 

We give each other an allowance to spend on what we want and I have $2500 dollars currently I would like to put to work. Anyone have an recommendations to get started that is outside of crowdfunding or eReits? Thanks for anyone that has ideas!!

@Andrew Zannotti Thank you for the information I appreciate it! I went back and reworked some of the numbers to to account for some of the things that you spoke about. I will keep these items in mind as I continue to analyze deals.

@Dennis M. Thank you for the feedback. You mentioned that I had optimistic expenses. Can you share some insight into what I can improve in this area? I want to make sure that I am not analyzing myself into a problem. Would you be willing to share an analysis that you have completed so that I may see how others may do things differently?

I have been analyzing this deal and it feels to good to be true. In my area there are older homes and this one specifically is from 1860. It has been on the market for 197 days. I am curious to hear any of your thoughts about the report as well as your experience with properties that may be on the market this long and what are the pitfalls to look out for with a property of this age. Thank you for any of the advice you may be able to provide.

Upon further review and doing research on the different types of neighborhoods and tenants that you might find I am going to give this unit a shot as a BRRRR. The numbers work out so I will jump into this. I am going to purchase the unit using a HELOC for 20% down and $10K in rehab work.

I am looking to get into my first unit which happens to be a duplex. The Asking price is $79500 and the units are currently renting for $550 and $375. I am looking to put 20% down on the property. I have analyzed the deal and am seeing that I can make this unit cash flow roughly $200 a month however I am wondering what your experiences are with renting in this price range. My gut feel is that it may be more of a hassle then it is worth with renters of this caliber. I'm thinking that in this price range I may be needing to track down rent more months than I am not. I appreciate all who reply back and can share their experience. Thanks and have a great day.

Hi All --- I am just starting out. Real estate has always intrigued me but at 35 something has switched in me that I need to stop thinking about it and get moving. Reading all I can looking to start figuring out the direction I want to go, single family home or multi family home. I am in neenah wi and am looking to meet others that are like minded and can possibly help share knowledge. Thanks for welcoming me to the community.
