Super~Close to purchasing a Lot (Land) zoned R1. Pros & Cons?!?!.

I am very close to the purchase of a piece of land, a lot, that is zoned for residential, R1. Most likely I will get it between 8K~9K. It is around 6500 Sq. Ft. It is in the Desert area, with homes surrounding it from the 125K~200K range. I believe the cost to bring the sewer hookup and electric to the potential home would be around 10K~15K. I would love to get input from everybody that has bought a lot before, or land, from the expert , to the new, that has good information.

What are the "Pros & Cons" of this potential land purchase?

The price seems so great that I would either sit on it for a few years, or eventually build a house on it. I thank everybody for the potential expertise and time in responding to my post.  :)
