Should I stay away from these properties?

I was going through my list of motivated sellers. I saw the locations the properties are located in do not have a lot of recent cash buyer activity. Should I stay way from those types of properties if there is not a lot of recent cash sales? My gut tells me to stay away if there is very little to no activity in those areas.
