Offering out of pocket commission to agent to get you a deal?

I’m working with an agent who became my “deal scout“ person to get me the right cash flow deal.

Thing is he’s contacting other agents who will need to split the sales commission with him in case I end up purchasing their property.

Now the issue is, I’m looking to pay as low as I can for a property but agents get paid a commission - therefore the higher the sales the price, the better for them.

I was thinking to offer my scout an accelerator commission (out of my own pocket). I want to give him a 10% commission on the offset between initial asking price and final price.

I believe this could ensure that my scout is acting in my own interest as he’s making more money if he takes the price down.

What do you think of the approach?
