Should I sell or rent (BRRRR)?

Hi BP,

Recently I got a house (2 bed 1 bath 749sf)

Im not sure if I should sell this property or hold it...any advice would be highly appreciated.

Another senario: should I sell as is or rehab? As is would get me around 70k, if I rehab it would get me 125k not counting the closing and fees here.

Details:

Purchase: 42k

Estimated rehab: 25k

ARV: 125K

Rent: 1000-1100

What would you do if you were in my situation.

(I have a partner with me in this property 60% for me and 40% for him) I also kinda need the money (not despirate) to keep investing and for living since I do flipping as full time job.
