Ottumwa, Iowa - Anyone familiar?

Looking at a 24 unit property in Ottumwa, Iowa right now.  Fully occupied with extremely strong historical occupancy.  Built in 2003, asking 7.8% cap ($75k/unit).  The numbers work out but I'm struggling with the market itself - all the comp data I find is for Des Moines and it's hard to find much rental information as well.  There are not a ton of rentals in the market and nothing else that is "new" like this, which contributes to the high occupancy but I'm curious if anyone knows this market or has experience here.
